How this calculator works

Home Accessibility Tax Credit (HATC) — A federal credit for permanent renovations that improve accessibility or reduce injury risk. Available for seniors 65 or older, or anyone holding a Disability Tax Credit. The maximum claim is $20,000 × 15% = $3,000 federal relief.

Medical Expense Tax Credit (METC) — A federal credit covering medically necessary home modifications. Requires a Disability Tax Credit or physician certification. The calculation is income-tested — this calculator gives a rough estimate only.

Ontario Seniors Care at Home Tax Credit (OSCAH) — A provincial refundable credit for Ontario seniors 70 or older. "Refundable" means it's paid directly even if you have no tax owing. The maximum is $6,000 × 25% = $1,500, phased out as household income rises.

What's not included in this estimate

  • Other medical expenses that change your METC base
  • The federal Multigenerational Home Renovation Tax Credit (MHRTC), which targets secondary-suite construction for family members — not modeled here
  • Provincial programs outside Ontario
  • Exact CRA interpretation of every line item on your specific invoice
  • Fines, interest, or penalties — this is a planning estimate only
